Rates Ronifica real estate Management
When you outsource the management of your real estate to Ronifica real estate Beheer, the following costs will be charged. As a client, you give permission to offset these costs with the monthly rent payments to be received. Our rate for managing your home is 8% excl. VAT of the monthly rent. Technical management
Expert support for maintenance; savings and convenience for the owner: Achieving the highest rental income through sophisticated advice on the finishing and delivery level of the property to be rented, in the case of furnished rental also on the purchase of any missing inventory. In the case of rental changes, the rented property is checked, so that damage can be claimed directly by us from the departing tenant. Convenience for the owner because questions from the tenant are answered by the manager. Special events that (may) cause damage to the property, such as fire, explosion, burglary, storm and flooding, are reported to the owner within 24 hours, with advice on how to handle them. Issuing maintenance orders on behalf of the client. In the case of urgent matters and minor maintenance matters (usually up to € 250), immediate action is taken. In the case of major maintenance, permission from the owner is first requested. If desired, multiple quotes are compared. The work is checked by us.
Financial management
Optimal return for the owner:We take care of collecting the rent, any service charges and other advance payments.The rent received is transferred to the client during the rental month. Maintenance and management costs incurred are settled directly with this.We monitor the timely and correct payment of all amounts owed by the tenant.In the event of arrears, you will receive advice on the need for legal assistance for collecting arrears. Administrative management
Informing and arranging:We will draw up and check the rental agreement. We will ensure that it is signed by the tenant. We will guide the new tenant regarding the connections and transfer of utilities, if necessary, to his/her name. Upon termination of the rental agreement, we will record the final readings of the utilities and, in consultation, arrange for any disconnection(s). For each rental change, we will draw up an inspection report and check the inventory list. We will also ensure that the utilities are transferred to the name of the tenant. Periodic rent increases will be calculated and announced in good time.
